Purpose
To provide housing at increased densities in buildings up to and including four storeys, in locations with good access to services and transport.

How many dwellings can I build in the RGZ?
There is no maximum number of dwellings specified in the zone itself. The number is limited by the building envelope (13.5 metres / 4 storeys default height), ResCode or Clause 58 standards, car parking requirements, and any overlay controls that apply.
Is there a garden area requirement in the RGZ?
No. Unlike the GRZ and NRZ, the RGZ does not have a mandatory garden area requirement, which allows for higher site coverage and more intensive development.
What is the height limit in the RGZ?
The default maximum building height is 13.5 metres and 4 storeys. The schedule can vary this, and some councils have increased it to 5 or more storeys in strategic locations.
Does Clause 55 or Clause 58 apply in the RGZ?
Clause 55 (ResCode) applies to developments of two or more dwellings up to 4 storeys. Clause 58 applies to apartment developments of five or more storeys (where the schedule allows increased height). Clause 54 applies to a single dwelling on a lot if a permit is triggered.
