Frequently Asked Questions

Where do I get a VicPlan Planning Property Report?
VicPlan PPRs are free. Go to mapshare.vic.gov.au/vicplan, search for the property address, and click 'Generate Planning Property Report'. Download the PDF and upload it here.
What is a zone use table?
Every planning zone in Victoria has a use table that classifies land uses into three sections. Section 1 uses are allowed without a permit, Section 2 uses require a planning permit, and Section 3 uses are prohibited. The Business Use Check identifies which section your proposed business falls into.
How is this different from asking ChatGPT about planning?
Our system fetches the actual, current ordinance text from the Victorian planning scheme viewer. Generic AI tools rely on training data that may be outdated. Planning schemes are amended frequently — our reports reference the live provisions, quote conditions verbatim, and correctly trace use nesting hierarchies under Clause 73.04.
What if my use is Section 3 (prohibited)?
If your proposed use is prohibited in the current zone, we will let you know and suggest alternatives. In some cases, a similar but differently classified use may be permitted.
Does Section 1 mean I definitely don't need a permit?
Not necessarily. While a Section 1 use does not require a permit for the use itself, you may still need a permit for buildings and works, signage, car parking variations, or if overlays apply. The Business Use Check flags these considerations.
How is this different from a Detailed Planning Assessment?
The Business Use Check focuses specifically on whether your proposed use is allowed in the zone, with overlay and parking analysis. A Detailed Planning Assessment ($399+) covers all planning controls, development potential, and is reviewed by an experienced planning consultant.
