What is the Precinct Zone?
The Precinct Zone (PZ) is a relatively new zone in the Victoria Planning Provisions. It is designed to simplify planning controls for major redevelopment areas by combining land use and development provisions into a single zone with a detailed incorporated precinct plan.
How does the PZ differ from the CDZ?
The PZ is a more streamlined version of the CDZ, intended to reduce the complexity of planning controls in redevelopment areas. While both use incorporated plans, the PZ is designed to be more self-contained, replacing the need for multiple overlays and additional controls.
Where is the PZ applied?
The PZ is applied to new urban renewal and major redevelopment areas where a precinct plan has been prepared. It is being progressively introduced as a replacement for older zone-and-overlay combinations in significant development sites.
