Reality: But the council Dwelling House Code or Multiple Dwelling Code often imposes tighter character, articulation and roof-form controls that aren't in the height table. “You design a multi-dwelling project on an LMR-zoned lot expecting code-assessable assessment”

Reality: Many councils make multi-dwelling impact-assessable above certain thresholds (typically ≥ 4-6 dwellings, or any building on Traditional Building Character). Triggers public notification, third-party appeal rights, and a 6-12 month determination. Plan accordingly.

“You design a single dwelling on a sloping site assuming code-assessable assessment”

Reality: Slopes > 15% trigger geotechnical reports. Bushfire Hazard Overlays trigger BAL assessments. Koala SPRP precincts trigger biodiversity referrals. Coastal Management Plan areas trigger DPHI referrals. All can be flagged at concept stage with a council mapping search.
