Don't design until you know the QLD planning constraints
Every QLD design starts with the same questions: what's the zone, what overlays apply, what does the council Dwelling House Code require, is the project accepted, code-assessable or impact-assessable, does it trigger SARA? Get the planning brief sorted before you start drafting — not after the council pre-DA meeting.
What you assume vs what QLD planning actually does
Three common mismatches between assumption and Queensland reality — and how our tools cover them.
“You design to the planning scheme height and site cover, expecting the DA to follow”
Reality: But the council Dwelling House Code or Multiple Dwelling Code often imposes tighter character, articulation and roof-form controls that aren't in the height table. Brisbane Traditional Building Character precincts add demolition controls and material restrictions. We flag the relevant code at concept stage.
“You design a multi-dwelling project on an LMR-zoned lot expecting code-assessable assessment”
Reality: Many councils make multi-dwelling impact-assessable above certain thresholds (typically ≥ 4-6 dwellings, or any building on Traditional Building Character). Triggers public notification, third-party appeal rights, and a 6-12 month determination. Plan accordingly.
“You design a single dwelling on a sloping site assuming code-assessable assessment”
Reality: Slopes > 15% trigger geotechnical reports. Bushfire Hazard Overlays trigger BAL assessments. Koala SPRP precincts trigger biodiversity referrals. Coastal Management Plan areas trigger DPHI referrals. All can be flagged at concept stage with a council mapping search.
QLD tools we recommend for qld architects & designers
Each tool is positioned for your specific use case — the right one depends on how committed you are to the project.

Pre-design reference: what each zone permits, the typical density / height / site cover envelope, and the codes most likely to apply.

QLD Title Search
Identify easements and covenants on title before you draw a line. Saves redesign when the registered instrument turns out to limit setbacks or building envelope.
Ready to add planning intelligence to your work?
Spend 30 minutes on the free zone + pathway guides before you draw a line. Add a $34 title search to confirm there's nothing on title that limits what you can do. Saves weeks of redesign and gives you the planning evidence base for a council pre-DA meeting.
