What's the difference between this and the $19 Property Snapshot?
The Snapshot gives you the planning controls in plain English — zone, height, FSR, what each SEPP means. The Planning Report adds development capacity analysis (how many dwellings, what typology, subdivision potential), pathway analysis (DA vs CDC vs exempt for each scenario), and unlimited AI follow-up Q&A grounded in your specific property data. Think of the Snapshot as 'what's there' and the Planning Report as 'what to do about it'.
How is this different from getting a Section 10.7 from council?
A Section 10.7 is the legal council-issued certificate listing every planning instrument that applies to the property. It's authoritative but it's just data — no analysis, no recommendation. The Planning Report takes the data (Spatial Viewer or Section 10.7 — your choice) and does the planning analysis: 'this means you can do X, this prevents Y, this pathway is fastest, this clause is your variation lever'. Many users upload a Section 10.7 to get the most authoritative analysis.
What does 'unlimited AI follow-up' actually mean?
Once your property is loaded, you can ask any planning question about it for the life of the credit (no time limit). 'Can I add a granny flat?' / 'What's my CDC pathway for a new dwelling?' / 'Can I do a 4.6 variation on the FSR?' / 'What if I bought the neighbouring lot — could I subdivide?'
