Need to prove no planning permit is required?
Get a planner's letter in 24 hours for $99 — half the cost of formal council written advice (typically $200–$350 and 2–6 weeks). Building surveyors, arborists, conveyancers and lenders accept these as evidence that no planning permit is needed. Grounded in the actual zone and overlays applying to the site, plus the specific VPP clauses your surveyor needs to see — Clause 62.02 (Exemptions), the relevant zone clause, and the particular provisions triggered (or not).
Use it as-is, edit it, or upgrade to a planner-certified version (+$199) where a third party requires formal sign-off with professional indemnity backing.
Building surveyor
“Confirm in writing that the proposed internal fitout / external works do not require a planning permit before I issue the building permit.”
Arborist / tree removal
“Is this tree subject to any vegetation overlay or heritage control? Can it be removed without a planning permit?”
Conveyancer / lender
“Does the existing use comply with the planning scheme? Any planning enforcement on the property?”
How it works
- Search a Victorian address — we pull the zone and overlays from VicPlan automatically.
- Pick a scenario (planning permit not required for a fitout, tree removal checklist, signage assessment, or free-form) and answer a few questions about your situation.
- Pay $99 — or $298 to add planner certification at the same time. We generate a 600–1,400 word site-specific advisory letter grounded in the planning controls applying to your site plus the relevant VPP clauses (52.05, 52.06, 52.17, 52.37, 73, etc.).
- Download the PDF and Word versions from the result page, and check your email — both files are attached for forwarding. Certification adds 1–2 business days for planner review and sign-off.
Self-service vs certified
The standard Professional Report ($99) is generated and signed by Town Planning Online Pty Ltd, the firm. The letter footer notes that it's an AI-prepared document, so the recipient knows exactly what they're looking at. For the common scenarios we support (internal fitouts in clearly permit-not-required zones, tree control checklists for ordinary residential lots, simple signage rebadging), this is generally sufficient.
Where a third party requires formal sign-off — a more conservative building surveyor, a council compliance enquiry, a lender condition — the certified version (+$199) goes through a Victorian-based planning consultant who reviews the draft, makes any corrections, and re-issues the letter on their name with full professional indemnity. Turnaround: 1–2 business days.
If the matter is contested, requires interpretation of overlay schedules the snapshot doesn't cover, or otherwise sits beyond what the AI tier can responsibly answer, the generator flags it and we auto-refund the order with a recommendation to order a Detailed Planning Assessment ($399+) instead.
