Why use our TAS Title Search

Official Land Titles Office records

Current folio of the register, registered plan of subdivision, and copies of any registered dealings — pulled directly from the Tasmanian Land Titles Office.

Next business day delivery

Orders placed before 4pm AEDT/AEST on a business day are typically delivered the same day. After hours or weekends — next business day, by email.

Built for permit applications and DAs

Tasmanian planning permit applications need a current title and (usually) the registered plan. Our Title + Plan bundle covers the standard set. Add dealings if your council requests them.

Plain-English summary on request

If your search is for a planning purpose — covenant interpretation, Part 5 agreement enforceability, easement provenance — we can pair the documents with a short written explainer of what they mean for your application.

Run by Victorian town planners

Same firm that handles Victorian title searches and planning permits. We read these documents every day and know which dealings actually matter for a planning question.

TAS Title Search — FAQ

What is a current Tasmanian title search?
A current Tasmanian title search is an official copy of the folio of the register from the Tasmanian Land Titles Office. It shows the current registered owners, encumbrances, caveats, mortgages, and any other interests registered on the title. It's required for most Tasmanian planning permit applications and must usually be less than 3 months old at the time of lodgement.
What's the difference between a Title, a Plan and a Dealing?
Title (folio of the register) — the current ownership record, showing registered owners, mortgages, caveats and any encumbrances. Plan of Subdivision — the registered survey plan showing lot boundaries, dimensions and easements. Dealing (instrument) — a registered document like a covenant, Part 5 agreement or easement that's referenced on the title. For most Tasmanian permit applications you need at minimum the Title + Plan; dealings are required if the title references them and they affect the development.
What is a Part 5 agreement?
Part 5 of the Land Use Planning and Approvals Act 1993 (Tas) lets councils enter into agreements with landowners that bind the land — similar in function to Section 173 agreements in Victoria. They are registered on the title and typically restrict or require certain uses, developments or works. We can retrieve copies of any Part 5 agreement referenced on the title.
How quickly will I receive my documents?
Most orders are delivered within 1 business day. We retrieve the documents directly from the Tasmanian Land Titles Office and email them to you as soon as they're ready.
Can I use these documents for a planning permit application?
Yes. The Tasmanian title we provide is an official folio of the register from the Land Titles Office, which is what councils require. The title must usually be less than 3 months old at the time of your application.
Do I need to own the property to order a title search?
No. Title information in Tasmania is public record — anyone can order a search on any registered parcel of land. You don't need to be the owner, hold a contract, or provide a reason.
What if I'm not sure which dealings I need?
Choose the Full Title Package. We'll review your title, identify all dealings that could affect your property's use or development, and contact you with pricing before we proceed. You only pay for the dealings we retrieve.
Do you also offer historical title searches in TAS?
Yes. For the full chain of ownership and dealings back to the original Crown grant — including paper title images from the pre-digital era — see our dedicated TAS Historical Title Search. That's a bespoke service quoted per job.
