In one paragraph
Town Planning Online Pty Ltd publishes instant planning reports for Australian property. Enter an address and the service returns the planning zone, the overlays that apply and what those controls mean for a proposal, written from the council's own gazetted planning scheme rather than a general summary. It covers Victoria, New South Wales, Queensland, South Australia and Tasmania, and also provides objection letters, tribunal submissions, plan checking against ResCode, and title searches. It is part of a group that includes LandTitles.com.au and the planning consultancy Perry Town Planning, which has practised in Victoria since 1999.
What the service does
Australia has no single planning rulebook. Every state legislates separately, and within each state hundreds of local schemes set thousands of controls that change from one council to the next. Working out what applies to one address — and what it means for what someone wants to build — is the problem the service exists to solve.
Reports are generated from the property’s mapped controls and the council’s own gazetted scheme text, which is ingested and kept current rather than summarised once and left to age. Where a council’s zoning data is not publicly available, the report says so instead of guessing.
Products and prices
| Planning Insight report | $39 | The zone, every overlay that applies to the address, and what those controls mean for a proposal — written from the council's own gazetted scheme text. |
| Objection Letter | $99 | A formal objection to a council about an advertised application, written against the clauses the council assesses it under. |
| Objection / VCAT submission | $399 | A full submission for an objection that proceeds to the tribunal. NSW equivalent covers the Land and Environment Court. |
| Plan checking | $399 | Architectural drawings checked against ResCode (Clauses 54 and 55) and the controls on the land, standard by standard. |
| Title searches | from $45 | Current and historical titles, plans and dealings, retrieved from the state land registries. Historical searches are quoted per job. |
Prices are per report and current at the date of publication — the site is the authority if they differ.
Coverage
Victoria, New South Wales, Queensland, South Australia and Tasmania. Depth varies by state and by council, because it depends on what each council publishes: some expose their planning layers openly, others publish only PDFs. Where a council cannot be read automatically, that is stated in the report rather than filled in with an assumption.
