Frequently asked questions

What's the difference between this and just running the Spatial Viewer myself?
The Spatial Viewer gives you the raw planning data — zone code, HOB number, SEPP names — but it doesn't tell you what any of it means for your project. The Property Snapshot translates the data into plain English: 'You're in R2 zoned at 9m HOB / 0.5:1 FSR, dual occupancy is permitted under Housing SEPP cl 166 despite the LEP prohibition, and you're in a Sydney Harbour drinking water catchment which means any new on-site sewage system needs DA-level review.' It also identifies the things the Spatial Viewer doesn't say (e.g. that an R2 + 9m + 0.5:1 site likely supports a 6-bed 2-storey dwelling).
Do I need to upload the Spatial Viewer report? Can you fetch it?
We need your upload. The NSW Spatial Viewer doesn't have a public API for property reports — and even if it did, the upload-driven model is faster and avoids API rate limits. The Spatial Viewer is free and instant; you can be uploading within 60 seconds of starting.
What if I have a Section 10.7 certificate instead?
Even better. The Section 10.7 Planning Certificate (council-issued, $50-$150) is the legally authoritative version of the same data, plus extras like contributions plans, Section 9.1 directions, mine subsidence, loose-fill asbestos register, council orders. We accept both. The Snapshot is identical for the planning controls; the Section 10.7 unlocks the legal-status fields.
Does the Snapshot tell me how many dwellings I can build?
It estimates dwelling yield based on the LEP standards (HOB, FSR, min lot size) and any applicable Housing SEPP overrides (LMR Stage 1 / Stage 2, TOD precincts, in-fill affordable housing bonus). How is this different from the VIC Property Snapshot?
Same architecture and pricing — $19 single, $69 for 5. The VIC version takes a VicPlan PPR; the NSW version takes a Spatial Viewer report or Section 10.7. The output schema differs slightly because NSW planning controls are different (LEP / SEPPs / DCP vs VPP / Cl 54-58), but the user experience is identical.
